If all the pieces align we sign on the Oregon property today. 17 acres of fir and oak forest and 10 acres in grass for seed that's rented. I have my yard work cut out for me.

We moved from the city to the country 13 years ago. We love it. Would never go back. Having acreage is awesome. Always something to do on YOUR land.
The things you'll need now ... a tractor, one or two ATV's, probably a bigger mower etc. It's all good.
Do you eventually plan to live there?
Is the 10 acres rented to a farmer or what?
